Our Winston Lane quick flip was one of our first rehab projects in Sarasota, FL.  It took quite a bit of negotiating before our offer was accepted.  The bank countered numerous times with, “This is our best and final”, but in the end, our persistence paid off.  We purchased Winston Lane for $79,000.

Why a condo? 

Our plan was to buy a home and fix it up for a quick turn around, so our target areas were the working class and middle income neighborhoods. We determined that condos fit our criteria for both budget and the community. Word of the renovation spread throughout the community and without us even having a chance to market the property, a retired couple renting in the community purchased the unit.

A kitchen remodel for $500

For this remodel we were fortunate enough to acquire a full kitchen, which included 42″ raised panel cabinets, black granite counter tops , and stainless steel appliances. My husband, an established builder and remodeler in Sarasota, was in the process of remodeling an already beautiful kitchen and purchased the second hand items from his client. It took a bit of rearranging and cutting things down, but it turned out beautiful.

The bathrooms

The bathrooms were old, dated and ugly.  The master bath had both a bath tub with a shower head plus a separate shower stall.  Everything was removed and a new roman shower was installed.  Some of the left over kitchen cabinets were transformed into a vanity.

The bedrooms

Carpets were removed and hand scraped hard wood floors took their place. Glass mirrored closet doors were replaced with panel doors. The walls were painted a neutral tan, as was the rest of the house.

The exterior

A new roof was installed. The pressure washing and exterior painting was the responsibility of  the community association, which helped with our budget.  A paver brick patio and colorful landscaping were installed near the front entry.
